Home Atlanta:
What is it?
Home Atlanta is a mortgage program that provides a 30 year mortgage at a fixed rate not to exceed 6.25% along with a 4% grant to assist with closing cost. Eligible borrowers can also receive 10% of the purchase price as an additional incentive to assist with down payment.
What type of home can I buy?
You can purchase an existing or newly constructed single family detached home, condominiums and town homes as long as the property is inside the Atlanta City Limits
What are the income limits?
Generally speaking, your income cannot exceed $71,200 for a 1 to 2 person household or $81,880 for a 3 to 4 person household in order to be eligible for the additional 10% incentive (Opportunity Down payment Assistance Program). If your income is over those limits, go to the Maximum Income Limits chart for other program options.
If you are not applying or don’t qualify for the Opportunity Down payment Assistance Program 10% second you may still be eligible to receive the Home Atlanta First mortgage with the 4% grant if you purchase in a target area and don’t exceed $85,440 for 1 or 2 persons households or $99,680 for 3 or more person households.
How do I apply?
- Contact one of our participating lenders to get pre-qualified and let them know you are interested in the Home Atlanta program.
- The lender will have you complete a loan application which included all the ADA required documentation.
- Attend a homebuyer’s education seminar from one of our Preferred Homebuyer Education Seminar Providers.
- Once you have a property under contract the lender can reserve your funds.
